K2RH were appointed by Legal and General to act as clients Cost Consultant and Employer’s Agent for their Project on Oxford Street, London. Our initial role included the provision of advice on the feasibility of the site, its potential use and affordability. Site activity commenced with demolition behind retained facades and between party walls to a congested West End site in the heart of Oxford Street. This was followed by the reconstruction to provide three levels of retail accommodation and 14 high quality residential apartments over three levels. Construction challenges included a live EDF substation in the centre of the site that was not decommissioned until mid-way through the redevelopment Contract necessitating the shell of the building be constructed in two parts. Piling and frame still had to be completed when one portion of the building was already topped out. A new substation was constructed below Oxford Street necessitating partial closure and diversion of pedestrians. Numerous fire escapes from adjoining buildings pass over the site, all of which had to be maintained with temporary arrangements throughout the duration of the Contract.
