Mixed-tenure development

Redevelopment of local authority community centre and housing sites to provide mixed-tenure homes.

Working collaboratively with the contractor and team, the project was completed ahead of programme and within budget.

The project was split over three plots – each with its own phase of work. The sites were council owned housing which was vacated to enable demolition (including a disused community centre) and redevelopment to housing association rented homes, affordable, shared ownership and some private for sale.

Eliminating risk prior to start on site

The development included a mixture of low and mid-rise buildings with each site requiring ‘de-risking’ to achieve the optimum contract sum. K2 led the de-risking process – designing and procuring a separate enabling works package to deliver pre-start works, remove the ground risk and establish the infrastructure and utilities. Through this we successfully eliminated risk prior to the main contractor start on site.
