Wey House, a prominent 4-storey office building of approximately 45,000 sqft, is located in the heart of Guildford town centre on the gyratory opposite the mainline rail station.

Our Client Stevens and Bolton LLP, as a tenant to Guildford Borough Council held a lease for the entirety of the building using it as their UK Head Quarters and sub-letting the two upper floors to a media games company.

Our Client undertook a visionary high-quality Category B office fit out creating a contemporary light and natural airy environment, featuring state of the art audio visual installations while maintaining and promoting Client and staff privacy.

The development works comprised of a refurbished reception area, open plan offices, spacious board rooms, and meeting rooms, library/study facilities, breakout areas, and kitchenettes. The WC facilities, shower rooms, and common stairwells were upgraded with enhanced finishes with re-modelled external landscaping to promote company well-being and access to fresh air and natural light.

As part of the Landlord / Tenant lease re-negotiations the overall scope of works included a Category A upgrade to the heating and air conditioning systems and the installation of low-energy LED lighting.

As Wey House is located on an island site at the conjuncture of a busy road network the redevelopment of the offices posed logistical challenges for material deliveries, disposal of waste, and the ingress and egress of labour. Site logistics were further complicated due to the sub-tenant concurrently embarking upon their own office remodelling which required close coordination and close monitoring of labour, materials, and deliveries.

The K2 Consultancy Limited Cost Management team were initially engaged at RIBA Stage 2/3 to scrutinise the Contractor’s fee, to ensure that the Contractor’s Proposals met the Employer’s Requirements while also ensuring that value for money was being achieved in line with the Clients overall budget and vision.

Post-contract, K2 Project Managers were engaged in the role of Employer’s Agent with assistance from the Cost Management Team, working closely with the Client and Contractor in delivering the project. The K2 Project Management Team provided close contractual monitoring and were on site every week reviewing the design iterations, and progress on site during the construction period to establish a strong presence while maintaining the required momentum to ensure that the project was within the budget, delivered to programme, and to the high standard required.

Prior to Client handover, the K2 Project Management Team undertook a detailed snag inspection to ensure that all areas refurbished as a part of this contract were completed to a high standard. The Project Management Team compiled a thorough report outlining minor faults to be rectified ahead of final completion and only certified completion once snag items were reviewed and met our Clients’ expectations.

This project was procured via a negotiated JCT Design and Build Contract 2016 with an overall contract duration of 26 weeks; with Practical Completion being achieved at the end of February 2023.

The final account was agreed upon within a period of four weeks of Practical Completion.
